Where Real Estate Gets Its Dirt

Blues Brother John Mosey is becoming a meme!

I’m calling it. First Mosey showed up on Vendor Alley in his “Blues Brother” outfit at the Tarasoft party. Now I see him all over the interwebs!

On Gregg Larson‘s blog, no less than in 3 different photos. Now Goomzee has footage of John getting his groove on with a tamborine! It’s about 22 seconds in to the video.

Could John Mosey become the MLS industry’s first meme? Maybe. Here’s my humble submission.

RE Technology

My thanks to RE Technology for sponsoring Vendor Alley this month. RE Technology is a website aimed at providing industry professionals with the best source of finding technology products and services to meet their business needs. They have been hugely successful in implementing with many MLS providers in North America.

I have one sponsorship left for December and January. Visit the Ad Sponsorship page for more details.

Nick Rapattoni steps down as Rapattoni’s President to pursue music career.

A copy of the e-mail sent to Rapattoni employees appears below:

I just started to get to know Nick a little better and here he goes leaving! Good for him! Every time somebody leaves the real estate industry, an angel gets his wings.

: )

Another one of Vendor Alley’s April Fools post come true!

Recently found, previously thought lost footage, of Bourbon Street NARdi Gras Line Dancing.

Not sure if this qualifies as a FlashMob. Drunks dancing is more apt!

[Thanks Mr. Howe!]

…doth protest too much, methinks.

Seems like the best strategy here would be too ignore any false claims. Why do they keep bringing this up? Looks like Marty Frame has gotten under their skin.

Plus I love the line: “In summary we’d like to state that CoreLogic is supportive of our clients who wish to utilize the RPR toolset.” Yeah RIGHT!

In fact the whole last paragraph is a bit wacky. Curiouser and curiouser…

Important Notification To The Real Estate Industry
On MLS Listing Data Usage, AVMs & Foreclosure Data Standing

At CoreLogic® we pride ourselves on having an open and transparent relationship with our customers. We have built a reputation over many years as a fair and honest partner. Recent statements made during the National Association of REALTORS® annual meeting in New Orleans have contained inaccurate claims. To ensure that our customers and business partners have an accurate view of the facts we provide the following response:

CoreLogic does not distribute any listing data to consumers contributed by MLS partners to our Realist® ValueMap™ or InfoNet programs. Our agreements with our partners specify that this data may only be used for Risk Management purposes. We take these obligations very seriously and honor them scrupulously. Not one MLS listing provided under these programs has been made available through RealQuest® Express, Yahoo!® or any other consumer or marketing website. The claim made by RPR that CoreLogic distributes Partner InfoNet listings to consumers is not true.
RealQuest Express is a website whose primary mission is to provide access to public foreclosure records and property data. The foreclosure investor is the target audience for RealQuest Express. CoreLogic has an agreement with Yahoo! Real Estate whereby RealQuest Express is offered as a subscription service to Yahoo! users under the ‘Foreclosure’ section of the Yahoo! site. Access to our public record foreclosure data on RealQuest Express starts at $49 per month. The RealQuest Express site also contains syndicated for-sale listings at no charge that direct web users back to the listing providers’ sites.

CoreLogic is the leading provider of AVMs to lenders, serving the valuation needs of 18 of the top 20 lenders and delivering millions of AVMs every month. The company has offered multiple MLS-enhanced AVMs for more than three years. In independent tests, CoreLogic AVMs have routinely rated as the industry’s most accurate AVMs. Our collective suite of AVMs offers the greatest nationwide geographic coverage, hit rate and accuracy in the industry.

We have offered MLS-enhanced valuations for more than three years via Realist ValueMap, a map-based solution available via MLS, broker and agent websites. On November 3, we re-coined the ValueMap AVM under the name RealAVM. Leveraging our patented AVM modeling, RealAVM helps real estate brokers and agents access and market the most accurate automated property values in their marketplace and expand the insight and services that they provide to their clients.

CoreLogic is the #1 provider of foreclosure and distressed property information to the mortgage finance and real estate industries. CoreLogic has nearly 2.3 million distressed property records in its database compared to LPS’s 0.85 million records (source: RPR).
CoreLogic is the #1 provider of assessor-based information, covering 3109 counties compared to approximately 2400 counties for LPS. On a county-coverage basis, the 147 million parcels in our database represent 30% greater coverage than LPS.

CoreLogic is the #1 provider of transactional information, such as deeds, mortgages, pre-foreclosures, and other real estate related documents.

· Our clients access 575 million transactions, a dataset that is growing at the rate of approximately 3.9 million records per month.

· Our transactions coverage is not only the industry’s deepest, it is also the broadest. We collect transactions in over 2600 counties, which we estimate is 120% greater coverage than LPS.

· CoreLogic is also the most rapid national collector of publicly recorded transaction data, with an average turn-time that is 19 recording days faster than LPS for the subset of counties that are common to both companies.

In summary we’d like to state that CoreLogic is supportive of our clients who wish to utilize the RPR toolset. Some of our partners have chosen to execute exclusive data licensing agreements with CoreLogic, and therefore cannot execute data licensing agreements with RPR/LPS. For the benefit of the members of these MLSs we are open to discussing with RPR the ability to provide listing data for their member’s use. However, we are strongly opposed to that information getting to our AVM competitors. It is our position that RPR should allow MLS members to view their listings in the RPR toolset without a data licensing agreement.

Sincerely,

Ben Graboske
Chief Executive Officer
CoreLogic MarketLinx

A tale of three parties

Over the years the N.A.R. Annual Conference has a been THE place for holding parties for their customers and prospects. This year one company held their first, another is starting to hit their stride, and the other was still going strong.

Jake?First up is Tarasoft. This year Tarasoft held their party at the House of Blues. The place was jumping! In fact I mistook John Mosey for one of the Blues Brothers (which one I’m not at liberty to say). Looks like John and many others were taking advantage of the open bar of beer, wine and anything else. Who could forget last years Tarasoft party and the long walk up the stairs escorted by some of what California is most famous for. Not to disappoint this year many Louisiana gals dressed up in Marti Gras gear floating around the party and took pictures with guests. The vibe of this party was “inclusive”. I saw MLS providers, MLS vendors (even “competitors”), software companies, leadership, you name it everyone together having a good time. Nice way to start a Saturday night!

The first thing you need to know about Marketlinx, is they know how to throw a party. Kim McLean did not disappoint this year as well. The vibe was great and the music fun. But unlike the Tarasoft party this party was decidedly “exclusive”. Which is fine, why should you pay for drinks for anyone else but customers and prospects? But since I only had one ticket I didn’t stay very long because I was with a larger group who did not have any tickets to get in. I heard this from others but I’m sure as hell their customers had a great time!

Nick at the keysNext up is Rapattoni. Rapattoni you say?? They never throw a party! Well this year was decidedly different as they celebrated their 40 years in business. I was lucky enough to be invited. Dan and I were greeted by the very gracious Niki Rapattoni at the door. They had a live piano player playing some jazz and a few standards. After we got a drink at the open bar I noticed that I recognized the piano player, it was Nick Rapattoni himself! That was a first, how many parties have you gone to where the president of the company is also the entertainment!

Thanks for the invites! Good to see everyone!

Is the Florida Association of REALTORS screwing their vendors?

Blanche Evans is back! The real estate writer who’s articles brought down REBIG in Chicago has just posted another doozy!

In Part I of an article she calls “F.A.R. – Fetched Lawsuits – Part I” (c’mon Blanche how the hell am I gonna come up with a better title for my post than that!) she begins to outline the story of Instanet Solutions fight against the F.A.R.‘s for profit divsion, REIS. In what she says “could expose a dark side of for-profit real estate association subsidiaries, where member benefits come second to other agendas.”

Go read this now!

Fight! Fight! Fight!

Things are heating up out there in “listings land”!

RPR vs. CoreLogic
At the MLS Association Executive session in New Orleans RPR‘s Marty Frame took the gloves off a bit and took a couple hits at CoreLogic‘s purported use of MLS listings on public facing sites and their RealQuest Express product. I’ve talked with people who attended the session and it caused quite a stir. Enough in fact for CoreLogic’s CEO Ben Graboske to issue this response:

[UPDATE: The image of e-mail response sent by CoreLogic has been updated. This reflects the most recent version sent out -GR 5:37PM 11/11/10]

Both sides claim to be gaining traction and this will be fun to watch as the match progresses.

MOVE Vs. Zillow

Benn Rosales over at AgentGenius wrote a post titled “Zillow dupes Realtors, investors and consumers with flawed claims” on a market piece being handed out by Zillow at the NAR Expo claiming Zillow have”“The World’s Largest Real Estate Network on Web and Mobile”. After some heated comments from Zillow in the comments of the post Benn then did his own research to finally try and settle the matter. In a post Benn titled “Move, Inc. MSN Network is the largest real estate network” you can guess his finding. I was impressed by Benn’s tenacity on the subject.

Franchisors Vs. Independent Brokers Vs. Agents Vs. NAR?
NAR’s Multiple Listing Issues and Policies Committee has approved a new addition to the Internet Data Exchange (“IDX”) policy regarding the display of IDX listings on Franchisors website. Rob Hahn has his initial thoughts on the subject titled, “[7DS] Initial Questions and Thoughts: New NAR Franchise-IDX Rule” in which he ponders how this new ruling would effect indpendent brokers, compliance and other topics. Lani Rosales (Benn’s wife!) states that in this new ruling that “the individual agent has just been kicked in the teeth.” With compliance issues abound and a lot of questions still unanswered this will be another bout to keep an eye on.
