Zillow started out as a listing portal or syndication site. But the company has evolved to become… Well, we’re actually not sure what to call it anymore. Perhaps ‘the Amazon of real estate’ is most appropriate. And on September 23, 2020, the company announced that it’s hiring employee-agents to streamline the iBuyer process. So, if Zillow is a brokerage now, what does that mean for the industry?

On this episode of the podcast, Rob and Greg are discussing Zillow’s decision to take its iBuyer operations in-house and how that move will impact other aspects of organized real estate. UtahRealEstate.com gaining traction in data distribution using RESO standards

“In late 2019, URE’s API was finalized by its technical team and the entire MLS database became fully distributable to any vendor or broker that meets URE’s licensing agreement terms. In July of 2020, URE notified all of its vendors (from small local website companies to the largest national vendors) that January of 2021 would be the sunset of all data distribution methods, except for the new API. After that notification, more than 30% of URE’s vendors have converted to the new API, and feeds of every type and kind are flowing through the new technology. Using easy to follow documentation and standardized technology configuration, any licensed vendor can now enter the Utah real estate market and receive a feed of MLS data that is easy to work with, allowing for accelerated innovation in real estate services and tools.”

Sunsetting old data distribution methods is an aggressive move but necessary if they want to see any traction. I’ll quote what I said in the release.

Illinois Rockford Area REALTORS adds MRED

Midwest Real Estate Data Joins Forces with Rockford Area REALTORS®

Midwest Real Estate Data (MRED), the largest multiple listing service (MLS) in Illinois, announced a partnership with Rockford Area REALTORS® (RAR) which allows their association’s members to have access to one of the nation’s largest MLSs.


The agreement allows RAR’s members the opportunity to use MRED’s connectMLS to access nearly two dozen products and services.
“We see offering MRED as a valuable additional MLS service to our current association’s MLS,” said Conor Brown CEO of Rockford Area REALTORS®. “Our members will be able to take advantage of increased marketing and analytics so they can continue to be successful.”

MLS PIN rebrands, launches new website

New England MLS rebrands as ‘wicked smart’

“And while other companies may change their name as they rebrand, MLS PIN is so well-known throughout New England and the nation, by preserving our name we keep the confidence, trust, reputation and heritage we have built,” Condon continued. “Our new and innovative rebrand better reflects who we are by showcasing our culture and our ‘get the job done right’ attitude while also delivering a better technology and service experience.”

The new logo is distinctive, and it’s smart (maybe even wicked smart) they kept their name.

“Our people make us a different kind of technology company. With the rebranding, you can say ‘we are coming out of our shell,’” Lindberg said in a statement.
The new website underscores the MLS’s philosophy: “Wicked excellent service, accurate data, an MLS that listens, personalized care and a focus on community.”

I’m a sucker for this kind of cheeky fun with marketing. We need more fun in our lives right now.

I also like their product pages. For instance, the Cloud CMA product page is easily accessible from the main homepage, a simple layout, and leverages all the video training content that W+R Studios put together for Cloud CMA. I’d like to see more MLS organizations leverage the content their vendors create.

Industry Relations Episode 50: An Epic Battle Between Opendoor + Zillow

Opendoor recently announced a merger with a special purpose acquisition company (or SPAC) Social Capital, a venture fund headed by rockstar VC Chamath Palihapitiya. This partnership puts the pioneering iBuyer on the same playing field with Zillow. And the battle between the two will be epic.

On this episode of Industry Relations, Rob and Greg are discussing what the competition between Opendoor and Zillow means for consumers, real estate agents, and the industry in general. Rob explains Zillow’s advantages in terms of customer acquisition and monetizing seller leads, and Greg describes Opendoor’s leverage when it comes to operational excellence (otherwise known as ‘eating BPS for breakfast’).
