We did some extensive research on this practice when I was in Silicon Valley. We didn’t initiate the research for any other reason but because our subscribers requested it. Certainly more prevalent in the higher end areas, but off-mls was a practice in all our marketplaces. At the request initially of agents in the higher end markets; we held town halls, did surveys, met with the agents in the higher markets to try to understand why. Received excellent feedback, and modified our systems and policies to address some of the rationale. Activity to service a marketplace initiated by MLS Subscribers who asked for help. It’s disappointing to see the practices re-emerge here and there but the research we did back then remains relevant still over a decade later
